According to the Orlando Sentinel, the city has seen a 37% increase in foreclosures from a year ago this August of 09. While a higher foreclosure rate may make some buyers nervous about investing in the Disney Orlando area, the reality is that it has never been a better time for you to find a solid investment at a fantastically reduced price.

Right now it is the ultimate buyer’s market in the Disney Orlando area. The Orlando Regional Realtor Association has stated the median price of homes has dropped around 35% in central Florida, and with foreclosures still happening in the area, many quality homes are going at great prices. But be warned, buyers must act quickly, as this housing market is recovering and demand has been spiking in Disney Orlando. According to CNN Money on August 21, 2009, a chief complaint has actually been a lack of inventory in the recovering market. Even with increased demand, there is still the opportunity for you to land an excellent property at a bargain.

The Best Deals Always Go First

The best foreclosure deals in Disney Orlando are going first, and people are playing hardball to get them. If you want to get in on these deals, the best advice would be to get a qualified and quality real estate agent and go after the properties you desire. An agent will help guide you through the process of multiple offers situations, which may be quite intimidating if you choose to go it alone. An agent knows that multiple offers situations are considered the norm now, and that it takes aggressive techniques to have the winning bid. The seller is looking for the best combination of price and terms to suit them. Work with your agent to keep your price one of the highest and your term contingencies to a minimum. There are also some excellent short sale properties going in the Disney Orlando area, but you must be careful when dealing with short sales as they can get mired in complications at times.
